Paul Beneduce, Managing Director at Zara Moon Architects, talks through their live sites across the Ribble Valley where ZMA provide a turnkey service from design through to completion.

“The business has evolved from being an architecture practice to delivering a turn-key service from design, through to completion including tendering, project management, and administering the building contract in order to deliver and manage the construction stage.” Says Paul

Paul’s on-site construction experience paired with entrepreneurial drive is a unique asset within an architecture practice, and it is what sets ZMA apart from the ‘traditional architecture practice’. ZMA have acquired many high-net worth clients which Paul works directly with to provide commercial strategies to maximise the value of properties and sites.

“Many of our clients work with us on multiple projects, it tends to start with their main home in the UK, second homes and land or sites to build their portfolio or turn a profit. I provide strategic, commercially based advice in all-things property, which has recently taken the practice to Guernsey.”

“Clients approach us to undertake the whole project with the benefits of working with one team throughout the lifecycle of the project. It ensures communication and quality control can be maintained throughout the construction stage always ensuring the client’s original objectives are met”.

We currently have multiple live construction projects across the Ribble Valley and Pendle, ranging from a £800k extension, a £2.5million barn conversion, and a £4million super home. Having already delivered the design, planning, building regulations and tendering stages, we are now managing the main contractor along with administering the building contract, providing CDM services, and Interior Design.

During the construction stage, I manage the contractor and the budget on behalf of the client, whilst guiding the client through each phase of the build. This includes checking progress on-site, the quality of work completed, problem solving during the build, managing the implementation of the interior fit-out, and signing off work completed allowing payments to be released in-line with the contract.

In Autumn 2024, we chose to provide in-house Interior Design and co-ordination services, after realising the Interior co-ordination during the construction phase needed to be managed by myself safeguarding the initial design brief and ensuring a smoother process for the client. We have now built a team with expertise to cover every aspect of a development project all provided collaboratively in-house.

Rose Peploe, award-winning Interior Designer works in-house providing our Interior Design service working alongside our architects and myself we develop the technical drawings packages for all aspects of the interior including overall design concept, specifying materials, furniture, lighting, fitted furniture, styling, bathrooms, kitchens, ironmongery etc. By providing this service in the same team, we can ensure the interior design will integrate with the construction method, mechanical and electrical layouts, building regulations, and the overall architectural style.
