The site is located in the Chorley Green Belt, located within a village where the local properties were traditional in form, style and materials. The volume limit of the site was for a 3-bedroom bungalow, however the clients required a 2-storey super home without exceeding the same volume or height limit.

The clients had previously tried to obtain approval to extend their bungalow without success, they then approached us to look at their site and provide a solution. They required a private home which maximised countryside views and natural light with a number of internal and external entertaining spaces for their family and friends. The design also needed to include an attached annexe for an elderly family member who required wheelchair accessible accommodation.

To overcome the volume and height limitation for the site, we proposed a replacement dwelling scheme rather than extending the existing dwelling. We removed the wasted volume located within the pitched roof of the bungalow and translated the volume to use more efficiently into a 2-storey flat roof dwelling, which actually reduced the overall height compared to the existing property.

The planning application received unanimous approval at committee, commenting on the high-quality, very well-considered contemporary design which would be a great addition to the local area.

“An application that meets all of our policies as the planning officer states, has got a design which is well thought through, no issues whatsoever – I think the design is fantastic for that area and we have to look at more modern and contemporary properties – not everybody wants a nice red brick house with some render and some dormers on the roof.”
