When people think of a piece of land, they picture a beautiful green field surrounded by open countryside and rolling hills. However land comes in many different shapes and sizes.

Sites don’t need to be empty or green or beautiful to be a suitable piece of land. Remember, before they are developed they may be untidy and unkempt with existing structures, and the redevelopment of the site will be how the site is transformed into a high quality site.

Sites can include old garages, stabling, barns, commercial buildings and even an existing house. You may have a large garden which could fit another property, a disused building, or a site which once contained a structure. Sites don’t need to be in the middle of nowhere, a site could sit between 2 buildings, be within a town or village, or include a building worthy of retention.

The location of the site determines the redevelopment potential based on the relevant planning policies for each individual site for example a site may not be suitable for a certain use, but would be acceptable for an alternative use. It can also be the case that sites adjacent to each other can have different planning policy related issues, and one may be acceptable for development whereas the other may not.

Planning policies vary dramatically based on which local authority your site is within, the specific town or village, and the specific location in relation to the defined settlement boundary. Therefore, sites don’t always have to work for housing or individual dwellings, it may be the case that an alternative use is more appropriate and acceptable in terms of planning policy or viability.
