THE site
This site is located in the West Lancashire Green Belt, surrounded by open countryside, in a plot surrounded by trees. The site also has a brook, and an area of the garden within a flood zone. There is a very modest volume and ground floor footprint limit on the site equating to a 2500sqft property. The volume limit for this borough is lower than other local authorities (20% increase from the existing volume on the site), whereas the client required a 137% increase to accommodate their requirements.

THE brief
Our clients requested a traditional forever home equating to 9000sqft of accommodation including 5 bedrooms, a guest annexe, games room, spa, gym, dog room, chef’s kitchen, formal dining room, and outdoor entertaining spaces with multiple terraces and balconies to maximise the countryside views.
THE solution
The architectural design response draws references from local traditional buildings across West Lancashire to create a high-quality family home which blends harmoniously with the local area and immediate setting. The design includes a 2-storey house with a single-storey attached wing to the West containing the garage and guest annexe, and a single-storey leisure wing to the East containing games room, wellness suite and spa. An external courtyard positioned between the leisure accommodation and entertaining spaces creates an all-day sun terrace on an otherwise East-facing plot.

"The new building is of high quality design and would be constructed with traditional and natural materials,
which take reference from other local buildings. It is also noted that soft landscaping would provide screening. The proposals were revised at pre-application stage to reduce the overall scale of the new dwelling and to alter its external appearance to appear less grand and dominant. On balance, it is considered that the impact on the character and appearance of the wider area would be acceptable. The Planning Statement makes reference to the exceptional design quality. It is recognised that the design is bespoke and has carefully considered the site constraints. This weighs in favour of the development."
