The site is located within the Pendle Open Countryside, surrounded by open fields and views of rolling hills. The existing property consisted of an old farmhouse with attached barn and detached outbuilding, which are all categorised as Non-Designated Heritage Assets.




BREATHING new LIFE into a historic FARM

THE brief
The farmhouse and outbuilding were both in poor condition and required a complete re-design and upgrade throughout, the barn was large and required converting to use as part of the house. Our client’s brief was to re-design the full site to transform the farmhouse, barn and outbuilding into 1 forever home, to be designed for contemporary living whilst maintaining the character of the site and existing buildings.
THE solution
The design included converting the barn and extending the farmhouse upwards and outwards to create 1 large home. The existing outbuilding was rebuilt and extended with a hidden lower leisure level and sunken terrace, and a second outbuilding was created as a home fitness suite. Typical of a farmhouse and barn arrangement, there are various changes in level, and the barn was 3-storeys high. Therefore the proposed stair location was key to the design solution - positioned central to the house, the stair provides access to all levels from the split level ground floor and bedroom levels.
The layout was fully redesigned and includes a double height kitchen dining living space within the barn, a cosy living room, children’s room with mezzanine playspace, home offices, guest bedrooms, a back kitchen, wine store and master bedroom suite on the top floor of the barn.
The outbuilding contains an entertaining space which connects to a covered external terrace with outdoor kitchen and outdoor fireplace, garage, and the lower level contains a secret spa with pool, sunken terrace and yoga room.
