LOCATED IN Stonyhurst, adjacent to CROMWELLS BRIDGE with river views

THE site

The site is located in Stonyhurst, adjacent to Cromwell’s Bridge in an area of Open Countryside. The existing property has a traditional character and sits within one of the most picturesque settings across the Ribble Valley with the Hodder River at the bottom of the garden. The site contains a detached house, with detached garage and barn. As the site is next to Cromwell’s bridge, and with the barn having heritage value, the scheme needed to be designed to complement the historic setting.

THE brief

The clients wanted to create a contemporary open plan kitchen dining living space to enjoy views of Hodder River, improve natural light and connect to their garden. They also wanted to create a dirty entrance, and improve the overall functionality of their ground floor layout. They also wanted to convert the historic barn into a home office, wellness suite and guest accommodation.

THE solution

The proposal creates a contemporary, highly glazed open plan kitchen dining living space with views across the river, to achieve this, the ground floor has been reconfigured and extended to the sides and rear with a glazed wrap-around extension for the living space, and a concealed dirty entrance to the side.

The space creates panoramic outward views of the garden, river and focal tree, with a floating terrace seamlessly linking the internal and external spaces. The side extension provides a new hidden rear entrance with dog shower and boot room, improves the separate living space, and improves the functionality of the utility room.

The barn has been converted to create impressive secondary accommodation for the client’s to enjoy, including a unique home office, wellness suite, guest accommodation, and external roof terrace to enjoy views of the river.

PLANNING officer

“Both the house and barn are considered a non-designated heritage asset by virtue of 2 buildings on the same footprint showing on 1894 historic maps, with the original pedestrian route from Cromwell bridge appearing to pass across the front of the house. On balance the internal and external alterations and extensions to the house and barn represent good design which complements the existing house and is visually acceptable.”
